The Total area now is about 3 - 4 acres, the front beach line is 55m straight and direct access to the beach with a beautiful coral reef lagoon all in our own private access.

We are seeking joint development, an investor willing to jointly plan the use of the area for residential development, sea view villas, with a front common area.

The area has experienced rapid growth with fast development of infrastructure such as tarmac roads, electricity. A cement factory is located just minutes away and numerous beach resorts in the vicinity of a few minutes.. Ras Kutani, Skippers Haven, East African Dreamer, Kasa Beach Club, Siri Yetu Villas and Paka Adventures to name just a few.

There is also a large scale development in Kimbiji at another beach plot that is being jointly developed by AfiDevelopers.

We are also ready to lease the area for long term for tourist uses, as we pay commercial land rent for the land.

Find below a description that was previously sent to an interested party some time ago.

Hi Frank,

As per our brief meeting yesterday, i have attached a few photos and the site plan for the beach property. The location, as explained.. is 1km further south of Kimbiji village centre, then a left turn towards East coastline, follow the dirt road past Karimjee's and then left again heading northwards along the fence of Chazamwamba (Nicki, DHL) till you arrive some 50metres later to our plot, basically once you arrive at DHL's gate, you are already standing in our property that we have recently purchased behind his place.

Just an overview, we (my father) had purchased the first plot of 6204sqm along the beachfront around 2003? We then began constructing the first cottage later that year, along with the large store room, utilities and external shower booths.

Sometime last year is when we had begun the construction of the two-unfinished cottages, they are to be self contained units. Also i have plans of a beach bar and grill area, common sundeck all had been designed for construction until we had run into a few potholes along the way. An untrustworthy contractor, the villagers also had closed off part of the road leading to our plot because they had seen an alarming rise in investment in the area particularly the massive construction at Karimjee's plot and Chazamwamba (DHL next door). We then had an official meeting with the elders and purchased some land of which was then made to be our official access to the property that we had purchased long before the others.

Also, within the last 3years we have secured an additional 2 acres of property just behind Chazamwamba (DHL) and behind the beachfront plot. These rear properties are ideally situate since the front land is slightly lower, and significantly lower at DHLs, hence our rear property overlooks his establishment and beyond to the pristine beaches.

What we are looking for is an investor for a long term lease at a reasonably fair amount considering his investment costs and distances etc. Somewhere along $1500 per month? for minimum 5year period.
Find the attached AD document, which includes the items already there like solar power lighting etc, and in addition we have in store, many items that had been purchased for use at the beach property including Hardwood kitchen cabinets, Sanitary ware, Water filtration system, Heaters and the like which we are ready to hand over the interested party during his development period to get the place up and running smoothly.

If at all there may be an offer to purchase the beachfront property, we would only be willing to sell 1acre, but fortunately enough, our neighbours to the north along the lagoon are very close friends who can persuaded to also sell a portion of their beach front strip to combine for a better deal.

You can organize a visit any time by letting me know in advance in order to really appreciate the beauty and uniqueness of this beachfront property and its private lagoon!

Please feel free to contact me anytime via email.

Kind regards.
